South Miami-Dade continues to experience remarkable growth, and another significant land sale is paving the way for new residential development. Nearly 58 acres of farmland in Homestead have been sold for approximately $20 million, with national homebuilder Lennar planning to develop a 119-home community on the site. The transaction is another indication that demand for housing in southern Miami-Dade remains strong as developers continue investing in one of the region's fastest-growing markets.

The property was assembled by Essential Housing, the land banking platform backed by TPG Angelo Gordon, which specializes in acquiring and preparing land for future residential development. The site spans approximately 57.9 acres near Southwest 296th Street and Southwest 192nd Avenue in Homestead. After purchasing and assembling the land, Essential Housing sold it to support Lennar's planned residential community.

For Lennar, one of the nation's largest homebuilders, the acquisition represents another strategic investment in South Miami-Dade. The company has remained highly active throughout the region, pursuing new single-family and townhouse communities as population growth continues pushing residential development farther south. With limited undeveloped land remaining closer to Miami's urban core, Homestead has become one of the county's most attractive locations for new neighborhoods.

The proposed community will include 119 single-family homes, helping address the continued demand for new housing in Miami-Dade County. While luxury condominiums often dominate headlines in Downtown Miami and Brickell, single-family communities remain an important part of the local housing market, particularly for growing families seeking additional space, private yards, and suburban living.

Homestead has become increasingly popular among buyers looking for greater affordability compared to central Miami. New schools, expanding retail options, improved infrastructure, and convenient access to Florida's Turnpike have helped transform the area into one of South Florida's fastest-growing residential markets. As more families relocate to the area, developers continue responding with new master-planned communities and neighborhood amenities.

This transaction also highlights the growing role of institutional investors in residential development. Rather than building homes themselves, land banking firms like Essential Housing acquire, entitle, and prepare development sites before selling them to national homebuilders. This approach allows builders like Lennar to accelerate construction timelines while reducing some of the risks associated with land acquisition and entitlement.

For Miami-Dade County, projects like this help increase the supply of new homes in a market where inventory has struggled to keep pace with population growth. Although additional housing alone will not solve affordability challenges, expanding the number of available homes provides buyers with more choices and supports long-term economic growth throughout the region.

Before construction begins, the project will continue through the necessary development and permitting process. County officials will review infrastructure capacity, road access, environmental considerations, and compliance with local planning regulations before final approvals are granted.
