There's a version of this story that's about cars, and a version that's about your block. The second one is the one worth your time.

Craig Zinn Automotive Group has closed the construction financing for Subaru of West Kendall at 15200 SW 136th Street — a $50.32 million loan from Toyota Financial Savings Bank to build an 82,784-square-foot dealership, as the South Florida Business Journal reported. The group held a groundbreaking ceremony at the site with local officials in attendance, and Miller Construction Company is the general contractor. It will be the eighth store in the Craig Zinn portfolio and only the second Subaru dealership in the entire county.

A few more specifics worth having:

  • Site: roughly eight acres at 15200 SW 136th Street, just west of Miami Executive Airport

  • Land cost: about $23.5 million, paid in early 2024

  • Building: 82,784 square feet, two stories, showroom plus service center

  • Jobs: more than 150 at opening

  • Opening: first quarter of 2027

That's the news. Here's the part a news outlet won't tell you.

What a commercial anchor actually does to the surrounding blocks

West Kendall has been running out of large vacant commercial land for years. Eight contiguous acres on a through street is not a parcel that comes back. When a site like this converts from empty to built, three things change for the houses around it, and they don't all move in the same direction.

First, the construction window. Between now and early 2027 you have heavy equipment, material deliveries, and construction crews using SW 136th Street daily. That is a real, temporary drag on anyone trying to sell within a few blocks. Buyers notice it on the showing. They notice it more on the second visit, which is usually the one that matters. If you're planning to list in the next two quarters and you're close to the site, that's not a reason to panic — it's a reason to price and market with it in mind rather than pretend it isn't there.

Second, the permanent adjacency. Once it opens, a dealership is a fairly benign commercial neighbor compared to most alternatives — daytime hours, no late-night noise, a large landscaped buffer typical of auto retail, and 150-plus jobs that didn't exist on the corner before. Appraisers treat commercial adjacency as a distance question, not a yes-or-no question. A house directly across the street gets looked at differently than one four streets in. If your home is in the second category, this is mostly background noise. If it's in the first, expect an appraiser to ask, and expect a buyer's agent to ask too.

I won't tell you this raises or lowers your value by some percentage — nobody can support that claim, and I'm not going to pretend otherwise. What I can tell you is what I've watched happen on other Miami-Dade corridors: new commercial supply of this size tends to show up in how fast homes sell long before it shows up in what they sell for. Days on market is the honest early indicator. Price follows much later, if at all.

Third, the signal about land. This is the part most owners miss. A developer paying $23.5 million for the dirt and then borrowing $50 million to build on it is making a long-horizon bet on this corridor. The same land scarcity that made this site valuable is what's pushing residential infill west and south — you can see it in the 38 new townhomes now coming to West Kendall from $650K and in the 2.7 million square feet approved outside the UDB near Doral and Sweetwater. West Kendall is filling in, not expanding.

Set that against where the county actually is right now. Miami-Dade single-family homes hit a $680,000 median in August 2026, up about 4% year over year, with roughly 5.1 months of supply — a balanced market, not a seller's market. Condos and townhomes are at about 12.7 months of supply, which is a different market entirely. The split between those two halves of Miami-Dade matters more to your outcome than any single development does.

What to do about it

If you own within a few blocks of the site:

Pull the approved site plan from Miami-Dade Regulatory and Economic Resources and find out what's actually permitted — building placement, access points, and whether SW 136th Street gets a new turn lane or signal. That last one affects your daily drive more than the building does.

Know your distance in streets, not in feelings. Then, when you list, disclose what you know about active construction in the Property Seller's Disclosure. Not because the law is unclear about a neighboring parcel, but because a buyer who discovers it at inspection renegotiates, and a buyer who knew going in doesn't.

If you're listing during the construction window and showings are slowing, that's a pricing conversation, not a wait-it-out conversation. Here's when and how much to cut on a Miami-Dade home that isn't selling.

If you're buying near there:

Drive it twice — once at 8 a.m. and once at 6 p.m. Then check the Miami Executive Airport noise contour for the specific folio, because on this side of West Kendall that's a more common surprise than the dealership will ever be.

And understand the timing arbitrage. Right now, active construction is a negative that a seller has to account for. In 2027, a finished commercial anchor with 150 jobs is a neutral-to-positive that nobody discounts for. If you're comfortable with the end state, the window to buy into it is while it still looks like a mess.

Frequently Asked Questions

Where exactly is Subaru of West Kendall being built?

At 15200 SW 136th Street in the West Kendall area of unincorporated Miami-Dade County, on a site of roughly eight acres just west of Miami Executive Airport. The building is planned at 82,784 square feet with a showroom and service center.

When will it open?

The first quarter of 2027, according to the developer. Construction timelines on projects this size move, so treat that as a target rather than a date. The $50.32 million construction loan closing in September 2026 is a reasonable signal that the schedule is real.

Does a car dealership next door hurt my home value?

There's no honest single answer, and anyone who gives you one is guessing. Commercial adjacency is evaluated by distance, buffering, hours of operation, and traffic pattern — a dealership is a daytime-hours use with no late-night activity, which puts it on the milder end. A home directly facing the site is a different conversation than one several streets away.

How do I find out what else is approved near my West Kendall house?

Search your folio on the Miami-Dade Property Appraiser site, then check Regulatory and Economic Resources for permits and zoning applications on the parcels around you. It's free, it's public, and it takes about fifteen minutes. Most owners never do it, which is why developments like this feel like they appear out of nowhere.

Should I sell before or after it opens?

It depends on how close you are and what your timeline actually allows. Close to the site, the construction window is the harder sell and the finished project is the easier one. Several streets away, this shouldn't drive your timing at all — rate environment and your own equity position matter far more.

A dealership going up on SW 136th Street isn't going to reshape West Kendall. What it does tell you is that the large parcels here are getting spoken for, and that anyone making decisions about this corridor on a two-to-three-year horizon should know what's under construction around them.

Whether that changes anything for you comes down to how close you are and when you're planning to move. If you want to know where your specific address sits in all this, I'm happy to walk through it — you can grab a time here.
