The proposed $61 million project comes nearly 20 years after the Arsht Center first opened its doors. While the venue has become a cornerstone of Miami’s cultural scene, one major issue has followed it for years: parking.
Why Parking Has Become a Major Problem in Downtown Miami
As Downtown Miami continues its rapid transformation, surface lots and older garages surrounding the Arsht Center are disappearing to make room for luxury residential towers and mixed-use developments. According to the center’s leadership, parking availability near the venue could shrink to as few as 150 nearby spaces within the next five years.
For a venue that hosts Broadway productions, concerts, ballet performances, educational programming, and large-scale cultural events, the lack of dedicated parking has become increasingly difficult for guests and staff alike.
The proposed garage would sit on a county-owned 1.5-acre site near Northeast 13th Street, directly adjacent to the evolving Interstate 395 redesign project. The six-story structure would include:
- 750 parking spaces
- Dedicated school bus loading areas
- Two 2,500-square-foot rehearsal and production studios
- Public art installations
- Improved event traffic flow for theater guests
The project is expected to be privately financed through a combination of Arsht investment funds and bond financing backed by future parking revenue.
