Developer Files Plans for Massive 162-Acre Mixed-Use Project Near Miami Gardens

Another major mixed-use development could soon reshape Northwest Miami-Dade as developers move forward with plans for a massive 162-acre project near Miami Gardens. According to recently filed planning documents, a pre-application has been submitted to Miami-Dade County for a large-scale redevelopment known as “Landmark,” a proposal that could bring housing, retail, hospitality, industrial space, and recreational facilities to the area.

The project site is located near 20000 NW 47th Avenue, just west of Miami Gardens, and spans approximately 162 acres of county-owned land. The proposal was filed by Landmark QOZB Construction, LLC, an entity managed by Juan Carlos Mas of Coral Gables-based MASAJP. Modis Architects is listed as the project architect.

According to reports, the proposed development could represent an investment of roughly $500 million and would include a mix of workforce housing, retail space, hotel accommodations, warehouses, and recreational sports facilities.

The scale of the proposal highlights the continued westward and northward expansion of Miami-Dade’s development pipeline as developers increasingly search for large tracts of land capable of supporting master-planned communities and mixed-use districts. While much of Miami’s recent development boom has centered around Downtown Miami, Wynwood, Brickell, and the coastal urban core, developers are now targeting emerging suburban corridors where land availability remains more favorable for large-scale projects.

The proposed Landmark development also reflects the growing demand for integrated communities that combine residential, commercial, industrial, and entertainment uses within a single master plan. Instead of separating housing from employment and recreation, many modern developments are increasingly being designed as self-contained environments where residents can live, work, shop, and socialize in closer proximity.

One of the most notable components of the proposal is the inclusion of workforce housing. As affordability challenges continue impacting South Florida residents, developers and local governments are placing greater emphasis on projects that include attainable housing options for working families. Workforce housing has become a central topic throughout Miami-Dade as rising rents and home prices continue creating pressure across the region.

The industrial and warehouse components of the project also align with broader market trends throughout South Florida. Miami-Dade’s industrial sector remains one of the strongest-performing commercial real estate categories due to continued growth in logistics, international trade, e-commerce, and distribution operations. Properties positioned near major transportation corridors continue attracting significant investor and developer interest.

Additionally, the proposal’s recreational sports facilities could help create a more community-oriented destination while supporting Miami-Dade’s growing youth sports and entertainment economy. Recreational amenities are becoming increasingly important components of large-scale developments as developers seek to create lifestyle-driven communities rather than standalone residential projects.

At this stage, the filing represents a pre-application rather than a final approved development plan, meaning the project will still need to move through Miami-Dade County’s review and approval process. Developers often use pre-applications to gather feedback from county staff before submitting formal zoning and entitlement requests.

Still, the proposal signals continued confidence in Miami-Dade County’s long-term growth trajectory. As population growth, migration, and business expansion continue fueling demand across South Florida, large-scale mixed-use projects like Landmark could play a major role in shaping the county’s next phase of development.
