Graham Companies Proposes 541 Apartments in Miami Lakes
One of the last remaining undeveloped parcels in Miami Lakes could soon transform into a major residential community.
The Graham Companies, the family-owned developer that began building Miami Lakes in the 1960s, has proposed a 541-unit apartment project on 22.2 acres at 14610 Oak Lane. The town’s Planning and Zoning Board is reviewing the first readings of a land use amendment and rezoning request that would shift part of the site from industrial and office use to medium-density residential.
The land use amendment would apply to 12.8 acres of the property, while the rezoning would apply to the entire 22.2-acre site.
Project Details
The proposed development would include:
- 541 total apartment units
- 222 one-bedroom units
- 244 two-bedroom units
- 75 three-bedroom units
- 14 buildings ranging from three to five stories
Unlike many recent multifamily proposals across Miami-Dade County, the developer is not seeking maximum density allowed under Florida’s Live Local Act. According to the applicant’s attorney, the requested density is significantly lower than what state law would permit.
A Historic Developer Expands Again
The Graham Companies has deep roots in Miami Lakes. The family originally operated a dairy farm in the area beginning in 1932 before transforming the land into one of Miami’s most successful master-planned communities.
Today, Miami Lakes includes a mix of single-family homes, apartments, office buildings, restaurants, and recreational amenities. However, large undeveloped parcels have become increasingly rare.
This proposed apartment complex represents a potential next phase in the town’s growth — balancing residential expansion while maintaining the low-rise character Miami Lakes is known for.
If approved, the project would mark one of the most significant residential additions to Miami Lakes in recent years and could help meet growing housing demand in northwest Miami-Dade County.
