The land was acquired by Essential Housing, the land banking platform backed by TPG Angelo Gordon, before being positioned for Lennar's future development. Land banking has become an increasingly common strategy among major homebuilders, allowing investment firms to acquire and prepare desirable sites before transferring them to builders ready to begin construction. This approach helps streamline the development process while ensuring builders maintain a steady pipeline of future communities.
According to the proposal, the new neighborhood will feature 178 townhomes centered around a lakefront clubhouse, offering residents a blend of modern housing and community-focused amenities.
