Miami’s housing market continues to expand south — and Lennar Corp. is once again leading the charge.
The Miami-based homebuilding giant has filed plans for a 185-home development on a 40.2-acre agricultural site in Goulds, just west of U.S. 1 and south of SW 272nd Street. The project, which will require county rezoning approval, would transform an old fruit grove into one of South Dade’s largest new residential communities.
If approved, Lennar plans to rezone the land from agricultural to estate modified district, allowing construction of single-family homes ranging between 1,827 and 3,468 square feet. Homes would feature 4 to 5 bedrooms, catering to growing families seeking space and modern design.
The proposed layout, designed by Pascual, Perez, Kiliddjian & Starr Architects, does not include a clubhouse or pool — a sign that Lennar is targeting attainable suburban housing rather than luxury amenities.
Workforce Housing Included
In a nod to affordability, Lennar’s plan includes nine workforce housing units, aimed at helping moderate-income buyers stay within reach of homeownership in Miami-Dade. This aligns with the county’s broader effort to blend affordable housing options within larger private developments.
Location: Next to Wildwood Groves
The new site sits adjacent to Lennar’s Wildwood Groves community — a 38.5-acre project with 96 homes already under construction. Wildwood Groves homes start at $743,597 for approximately 2,648 square feet, suggesting that the new Goulds development may target a similar price range.
Located near SW 157th Avenue, the area offers easy access to U.S. 1 and the new South Dade TransitWay, providing faster commutes to central Miami.
A Growing Trend in South Dade
As available land becomes scarce closer to the city, developers like Lennar are focusing on southern Miami-Dade — one of the few regions with large tracts still suitable for new housing. These projects cater to buyers priced out of urban Miami but seeking modern homes and family-oriented neighborhoods.
The Goulds proposal reflects that shift. If approved, it would deliver hundreds of new homes while reshaping an area long dominated by farmland.
