What’s being built at the Mandarin Oriental site on Brickell Key?

Swire Properties has started construction on The Residences at Mandarin Oriental, Miami at 500 Brickell Key Drive: two towers (66 and 33 stories) with 326 residences and a 121-room hotel, scheduled for delivery in 2030. Reported sales top $1.7 billion before the first pour, with the South Tower about 80 percent sold. For Miami-Dade owners and buyers, the useful question isn’t the headline number — it’s what a four-year presale pipeline does to nearby condo decisions between now and 2030.

If you own a condo in Brickell, downtown, or Brickell Key — or you’ve been eyeing a new-construction unit — this is one of the biggest groundbreakings of the year. Here’s the short version of what happened, and then the part that matters for your numbers.

What broke ground on Brickell Key

As the South Florida Business Journal reported, construction is now underway on the site where the old Mandarin Oriental hotel stood until its controlled implosion in April. Other coverage, including Florida YIMBY, fills in the specifics:

  • South Tower: 66 stories, 228 private residences, roughly 80 percent sold.
  • North Tower: 33 stories, 70 private residences plus 28 hotel-collection residences, roughly 25 percent sold since its sales gallery opened in May.
  • Hotel: 121 rooms, planned as the brand’s North American flagship.
  • Sales to date: more than $1.7 billion across both towers, including two crown penthouses at $49.9 million each.
  • Remaining pricing: starting around $4 million in the North Tower and $7 million in the South Tower, according to Swire’s figures.
  • Delivery: 2030.

CRE Daily’s summary of the Bloomberg report adds that Swire is self-financing construction from asset-sale proceeds and a portion of buyer deposits rather than a traditional construction loan.

What it means for Brickell and downtown condo owners

Start with scale. The $4 million-plus price points here sit in a different market from the median Miami-Dade condo. MIAMI REALTORS’ August 2026 data puts the countywide condo median near $408,000, down about half a percent year over year, with condo inventory still above 11,000 listings. In July, condos carried about 12 months of supply while single-family homes sat near 4.8. Meanwhile, $10M-and-up sales are on pace for a record, with 194 closed through August.

Those two facts can both be true. Trophy waterfront product and the typical resale condo are separate pools of buyers with separate pressure points. A building that is 80 percent presold at these prices tells you about demand for a specific kind of new, branded, waterfront home. It doesn’t tell you what your 2008 mid-rise unit is worth.

Here’s what it does change.

Nearby luxury resale competes with a delivery date. If you own a high-end unit in Brickell or on Brickell Key, buyers can now compare your finished, move-in-ready home against a 2030 delivery. Move-in-now, with a known association budget and a known reserve study, is a real advantage. A buyer has to wait four years for the alternative and carry deposits in the meantime.

Four years is a long carrying period for a buyer. Presale buyers tie up cash until closing, and today’s rate environment — Freddie Mac put the 30-year fixed at 7.17 percent on September 15 — makes that opportunity cost visible. Some presale buyers will want to sell their position before closing. Whether they can depends on the contract’s assignment terms, so anyone eyeing an assignment should read that clause before anything else.

The surrounding pipeline is deep. Bloomberg’s reporting notes two roughly 50-story towers expected in the Brickell area, Banco Santander’s at 1401 Brickell Avenue and a Citadel headquarters. That makes this a Brickell-wide story: a lot of new construction is lined up for the late 2020s. When a submarket takes on that much new product, the pressure I watch for shows up in resale first, usually as longer days on market for older buildings with deferred maintenance, rather than as a drop in the newest ones. It’s worth watching, not predicting.

Don’t price your unit off a press release. I’d be careful with anyone who tells you this raises or lowers your value by a percentage. Nobody can support that number. Compare your unit to recent closed sales in your own building and the buildings around it.

What to do about it

If you own nearby, use this as a prompt to review your own position rather than a reason to act. Pull your association’s current budget, your reserve funding status, and any special assessment on the horizon. Buyers shopping Brickell will compare your all-in monthly cost against what a new building promises, and the building with clean financials and a funded structural integrity reserve study wins that comparison. If a special assessment is looming in your building, the timing question gets sharper, not softer.

If you’re thinking about buying a presale, Florida law gives you protections worth knowing. Under F.S. 718.503, buyers of new developer-sold units generally have 15 days after signing and receiving the required documents to cancel in writing, versus the shorter seven-day window on resales. Under F.S. 718.202, deposits up to 10 percent must sit in an independent escrow account, and deposits above 10 percent can be used for construction only if the contract says so in a conspicuous legend. Read both sections of your contract with a real estate attorney before you sign. Also ask what the first-year budget assumes, because new buildings’ dues and insurance often reset once real invoices arrive, and property taxes are reassessed to market value after completion, without the Save Our Homes cap that protects long-time homesteaders.

If you’re comparing options, it helps to see how other luxury projects have moved through the pipeline. We’ve covered a Coral Gables luxury project that secured its construction loan and a Miami Beach condo with an $85 million construction loan, and the financing structure of each says a lot about how likely the delivery date is to hold. Swire’s self-funded approach is a different kind of signal, and it’s worth watching the 2027 construction milestones.

Frequently Asked Questions

When will the Mandarin Oriental residences on Brickell Key be finished?

Swire is targeting delivery in 2030. Construction timelines on towers this size can shift, so treat the date as a projection, not a promise, and check how your contract handles delays before you commit a deposit.

How many residences are in the project?

Reports put the total at 326 residences across two towers: 228 in the 66-story South Tower and 98 in the 33-story North Tower, including 28 hotel-collection units. The North Tower also holds a 121-room hotel.

Does a project like this change what my Brickell condo is worth?

There’s no reliable way to put a number on it. Presale prices at the top of the market and the median Miami-Dade resale condo respond to different pressures. The most reliable gauge is recent closed sales in your own building, plus your building’s financial health.

What protections do I have if I buy a presale condo in Florida?

Florida’s condominium statute generally gives developer-sale buyers a 15-day window after signing and receiving the required documents to cancel in writing, and it requires deposits up to 10 percent of the price to be held in escrow with an independent agent. Your contract controls the details, so have a real estate attorney review it.

If you own near Brickell Key or you’re weighing a new-construction purchase, what this means for you depends on your timeline and your numbers. I’m happy to walk through it — you can grab a time here.
