Miami-Dade Truck Stop Flips for $33 Million Just Two Months After Previous Sale
A truck stop in Medley has changed hands for the second time in approximately two months, producing a significant return for the previous owner and highlighting the continued strength of Miami-Dade County’s industrial real estate market.
Medley Holdings FL LLC, an affiliate of Las Vegas-based fuel station operator LV Petroleum, sold the property at 12200 N.W. South River Drive for $33 million. The buyer was L2MFP Medley 2026 LLC, an affiliate of Miami-based commercial real estate investment firm L2B Invest.
The property encompasses approximately 4.75 acres and currently operates as a Mobil-branded truck stop. Its location in Medley places it within one of South Florida’s most important industrial and logistics corridors, surrounded by warehouses, transportation businesses and distribution centers.
What makes this transaction especially noteworthy is how recently the property last traded.
LV Petroleum purchased the site from South Florida Truck Stop Inc. in May 2026 for approximately $23.55 million, which was widely reported as a roughly $24 million transaction. The $33 million resale represents an increase of approximately $9.45 million—or about 40%—in only a matter of weeks.
That rapid appreciation demonstrates the premium investors are willing to pay for strategically located commercial properties in areas with limited available land. Medley is positioned near the Palmetto Expressway, Miami International Airport and several of Miami-Dade’s primary freight and transportation routes. These connections make the municipality especially valuable to businesses involved in logistics, fuel distribution, trucking and warehousing.
When LV Petroleum purchased the property, plans called for the truck stop to be rebranded as a TA Travel Center. The company operates fuel stations, convenience stores, truck stops and travel centers in several states. However, after selling the property so quickly, it is unclear whether those rebranding plans will move forward under the new ownership.
The new owner, L2B Invest, describes itself as a commercial real estate investment manager specializing in properties occupied by essential-service businesses. The company has offices in Miami, Chicago and Santiago, Chile, and manages investments backed by Chilean family offices and institutional partners. Its existing portfolio includes grocery stores, pharmacies, fitness centers and home-improvement retailers across the United States.
The acquisition of an operating truck stop appears consistent with that investment approach. Fuel and transportation facilities provide services that remain necessary regardless of broader economic conditions, particularly in an industrial market as active as Miami-Dade County.
No major redevelopment plans have been publicly announced for the Medley property. The buyer could continue operating the existing truck stop, renovate or rebrand the facility, or eventually consider another commercial or industrial use. Its large site and strategic location could provide several long-term options, subject to zoning and local approvals.
For South Florida’s commercial real estate market, the sale provides another indication of the growing value of industrial land. Investors continue to compete for properties near highways, airports and logistics hubs, where suitable development sites are becoming increasingly difficult to find.
Turning a nearly $24 million purchase into a $33 million sale within approximately two months is an extraordinary result. Whether the property remains a truck stop or is repositioned in the future, the transaction reinforces Medley’s status as one of Miami-Dade County’s most valuable industrial submarkets.
