The rapid growth of South Miami-Dade County shows no signs of slowing down. A new proposal from Alcazar Development Group could bring 220 apartments and neighborhood retail space to the Homestead area, further expanding housing options in one of South Florida's fastest-growing communities.
The proposed development, known as Aura Living Apartments, is planned for a 4.4-acre site near the southeast corner of Southwest 281st Street and Southwest 152nd Avenue, just east of U.S. 1. The developer acquired the property in 2015 and has already completed another successful apartment community nearby, demonstrating continued confidence in the area's long-term growth potential.
According to development plans, Aura Living would feature 220 modern apartment homes in an eight-story building, along with approximately 2,400 square feet of ground-floor retail space. The community would also include resident amenities such as a fitness center, swimming pool, and 266 parking spaces designed to serve both residents and visitors. Apartment layouts would range from one-bedroom to three-bedroom floor plans, offering options for individuals, couples, and families alike.
The proposal reflects a larger trend taking place across South Miami-Dade. Communities surrounding Homestead continue to attract both residents and developers due to their relative affordability, expanding infrastructure, and access to major transportation routes. As housing prices remain elevated throughout much of Miami-Dade County, many buyers and renters are looking farther south for newer communities that provide more value while still offering convenient access to employment centers.
Multifamily developments like Aura Living also help address one of the region's biggest challenges: housing supply. Miami-Dade continues to experience strong population growth, yet demand for quality rental housing continues to outpace available inventory in many neighborhoods.
