Miami's Allapattah neighborhood continues to attract major investment, and the latest proposal could add another significant residential development to one of the city's fastest-evolving communities. A joint venture between Ciprés and Medio Tiempo has unveiled plans for The Pattah, a 20-story apartment tower that would bring 280 residential units to the heart of Allapattah under Florida's Live Local Act.

The proposed development is planned for 1200 N.W. 36th Street, an area that has seen a surge of redevelopment activity in recent years thanks to its central location, proximity to Wynwood, the Health District, Downtown Miami, and Miami International Airport. Once considered an overlooked industrial neighborhood, Allapattah has rapidly emerged as one of South Florida's most promising real estate markets.

According to the proposal, The Pattah will feature 280 apartment homes within a modern 20-story building. The project is being developed under Florida's Live Local Act, legislation designed to encourage the construction of workforce and attainable housing by offering developers additional flexibility when a qualifying percentage of units is reserved for affordable housing. The law has become one of the primary drivers behind many of South Florida's newest multifamily developments.

For Miami, projects like The Pattah represent much more than additional apartment units—they reflect a broader shift in how neighborhoods are growing. Rather than expanding farther into undeveloped areas, developers are increasingly focusing on infill sites within established communities. Before construction can begin, The Pattah must complete Miami's planning and development approval process. City officials will review zoning compliance, traffic impacts, design standards, infrastructure capacity, and other planning considerations before granting final approvals.
