Coral Gables may soon welcome another significant mixed-use development as Fifield Companies moves forward with plans for Crystal Residences, a proposed nine-story residential project that would introduce new housing, live-work opportunities, and community space in one of South Florida's most desirable cities.
The proposed development is planned for 110 Phoenetia Avenue, on a 1.47-acre property currently occupied by the Crystal Academy, a nonprofit educational center that serves children with autism. Rather than removing the school's presence entirely, the proposal incorporates dedicated educational space into the new development, allowing the academy to continue serving the community while making more efficient use of the property.
According to plans submitted to the City of Coral Gables, Crystal Residences would feature 184 residential apartments along with 16 two-story live-work units designed for residents who want to combine their home and business in one location. The project would total approximately 226,000 square feet and include a rooftop amenity deck with a swimming pool, resident gathering spaces, and additional lifestyle amenities.
One of the more unique aspects of the proposal is its emphasis on mixed-use living. The inclusion of live-work residences reflects a growing trend in urban development, where professionals, entrepreneurs, and small business owners are seeking communities that reduce commuting while creating more walkable neighborhoods.
The development would also preserve space for Crystal Academy through approximately 5,000 square feet of educational facilities and additional outdoor playground space, demonstrating an effort to blend residential growth with existing community services.
