Coral Gables may soon welcome another significant mixed-use development as developer Fifield Cos. moves forward with plans for a new residential project that would transform an existing property into a vibrant urban community. If approved, the proposal would add hundreds of rental residences, live-work units, retail opportunities, and preserve space for an existing educational facility—all within one thoughtfully designed development.

The proposed project, known as Crystal Residences, is planned for a 1.47-acre site at 110 Phoenetia Avenue. The property is currently occupied by Crystal Academy, a nonprofit autism education and therapy center. Rather than relocating the organization, the development plans incorporate a new space for the school, allowing it to continue serving the community while making better use of the site.

Under the proposal, the development would feature a nine-story mixed-use building with 184 rental apartments and 16 live-work residences. Floor plans would include one-, two-, and three-bedroom layouts designed to appeal to a wide range of residents, from young professionals to growing families. The project would also include structured parking, open green space, and a rooftop amenity deck with a swimming pool for residents.
