Atlantic Square Opens in Overtown, Delivering One of Miami-Dade’s Largest Mixed-Income Developments
A major milestone has been reached in Miami’s urban development landscape as Atlantic Square officially opens its doors in Overtown. The project, located at 777 NW 2nd Avenue, represents one of the largest mixed-income, transit-oriented developments ever completed in Miami-Dade County and marks a significant investment in housing, economic opportunity, and neighborhood revitalization.
Developed through a partnership that includes Atlantic Pacific Companies, Greater Bethel AME Church, Palmetto Homes, GTIS Partners, and PNC Real Estate, Atlantic Square stands 36 stories tall and features 616 residential apartments. Of those units, 320 are designated as workforce housing and 40 are reserved as affordable housing, creating opportunities for residents across a wide range of income levels.
The project is particularly significant because it addresses one of South Florida’s most pressing challenges: housing affordability. Miami continues to rank among the nation’s most expensive housing markets relative to income, making workforce and affordable housing increasingly important for teachers, healthcare workers, first responders, hospitality employees, and other essential members of the community. Atlantic Square helps address that need while still offering modern amenities and a highly desirable location.
Beyond housing, Atlantic Square was designed as a true mixed-use destination. The development includes approximately 25,000 square feet of ground-floor retail and restaurant space, helping activate the street level while creating opportunities for businesses, dining options, and neighborhood services.
