In the heart of Dadeland, an ambitious transformation is underway. Keystone, a Pennsylvania-based development firm with a strong Miami presence, has secured a $62 million construction loan to convert two 1970s office towers into Hyve Dadeland, a 216-unit residential community scheduled for completion in 2026.
Located at 9400 and 9500 South Dadeland Boulevard, the project stands out in a region known for demolition and rebuilds. Instead, Keystone is embracing adaptive reuse — a sustainable approach that breathes new life into existing structures.
From Desks to Living Rooms
The two towers, which once housed office workers, are being completely gutted and redesigned. Each building will feature brand-new kitchens, bathrooms, and modern layouts. According to the development team, reconfiguring the HVAC systems required drilling hundreds of holes through solid concrete — a major engineering feat that underscores the complexity of the conversion.
The first phase, consisting of 121 apartments, is already under construction and expected to open in April 2026. The second phase, with 95 units, will follow shortly after, beginning construction in early 2026.
A Fresh Approach to Miami’s Housing Needs
Hyve Dadeland adds much-needed residential inventory to one of Miami-Dade’s busiest submarkets. With walkable access to Dadeland Mall, Metrorail, and US-1, the community will attract professionals seeking modern housing near transit and retail.
While adaptive reuse projects are common in cities like New York and Chicago, they’re still rare in South Florida — where most developers favor starting from scratch. Keystone’s approach not only saves resources but also highlights the growing demand for sustainable, infill housing close to existing infrastructure.
What’s Next for Dadeland
Beyond Hyve Dadeland, Keystone owns an 8.3-acre portfolio in the area, including 9200 and 9300 S. Dadeland Blvd. Plans for a future 25-story tower with 365 units have already been approved, though construction has yet to begin.
Once complete, the project will bring more than 580 apartments to the Dadeland area — further positioning it as a thriving hub for modern urban living.
